Restaurant, Retail, Coffee, Gentleman's Club?

What do you think would be the best fit for the former Blockbuster Video store on Douglas Avenue north of 4 Mile Road?

Blockbuster Video closed almost two years ago, and nothing's come in to replace it. We asked Caledonia Patch readers to give us their thoughts on what should come in next, and got nearly 100 comments, ranging from upscale spice shop to strip club.  Take a look at the choices in our poll, pulled from the suggestions made in the 97 comments, and tell us what you think would be best.  We have a call out to the leasing company to find out more about what could go in the building, but for now, let's just dream.

How Properties In Caledonia Are Rezoned

With the developments being proposed in the Village. They often need to be rezoned before a developer can build on a property. Here's the process.

REZONING PROCESS This process can run concurrently with a land use plan amendment request. Neighborhood meetings and meetings with staff can/might occur before any of the following steps. A pre-development Agreement is required between Village and the developer. 1. Application to petition for a rezoning is submitted to the Caledonia Zoning Administrator, per ordinance and statutory requirements. The filing deadline is approximately five weeks in advance of the hearing date. The rezone petition includes a legal description of the area to be rezoned, along with property dimensions, acreages, etc. 2. A Class II legal notice is required, with the 2nd notice being published one week in advance of the hearing (Racine Journal Times legal …

First Phase Of Senior Campus Project Receives Preliminary Approval

Siena Partners, a partnership between the Racine Dominicans and Lincoln Lutheran, wanted all three phases of their project approved, but the second and third phases needs more planning done.

Only one of three phases of a $45 million senior living campus presented by Siena Partners will move forward to the Village Board for approval. Officials with Siena Partners, a partnership between the Racine Dominicans and Lincoln Lutheran, presented three phases to the Plan Commission meeting Wednesday, but only the first phase will be recommended. The Commission held off on considering the second and third phase because those phases of the development still needed further planning and analysis work. All of the phases would be built on the Siena Center campus located at 5635 Erie Street. Village Board Grants Variance Request For Siena Center Building Project

Wanting to break ground in July, Siena Partners asked for and got a variance for storm water runoff for what will likely be one of the largest building projects in the Village of Caledonia.

Assuming that a $45 million building project at the Siena Center gains approval, the amount of storm water runoff from the property will likely change. The Caledonia Village Board approved a peak flow variance request put forth by officials representing the Siena Center Tuesday evening. The request passed unanimously after only a brief discussion by the Board. Siena Partner Inc., a partnership between the Racine Dominicans and Lincoln Lutheran, want to start building a $45 million senior living campus in July located at 5635 Erie St. Civil Technician Al Jeske represented the Siena Center’s proposal, and stood in front of the Village Board to field questions. “The request is necessary to move forward with the entire renovation project,” …
